If you are a Landlord, You Should Pay Attention

With the recent passage of the Statewide Rent Control Act, (AB1482) another recent piece of legislation, SB329 was also recently signed into law by the Governor.

Be sure and read the last line of the of the article.

You can be sure because of the ongoing housing crisis that governments are going to be placing more of the burden on Landlords and Investors.

They will be forced to become more of a player/participant as part of the so called “social safety net” the legislators will foist on Landlords/Investors because of their inaction.

While I still believe you can make money in Residential Investment Real Estate if you are not participating to help elect political leaders who understand the problem, more regulations and laws might come into being that you don’t like.

Get your checkbook out and be ready to support the efforts of the California Apartment Association and other groups that are in favor of building more housing and not restricting growth.   If you don’t help get people elected who are committed to increasing the housing supply, it’s only going to get worse for everyone, Owners/Landlords/Tenants and First Time Home Buyers.

Check it out.   It’s amazing with all the recent hoopla about how Millennials love Mid-Town Sacramento with all the night life and restaurants.

Interesting to see the statistic of what most buyers think is important.   Folsom has a lot to offer that is on this list.

Landscaping and Views Affect Values of Duplexes Too…!

People Will Pay More Rent & That Affects Your Value.

If you’re thinking of buying a Sacramento Duplex, I’ve always told investors to not overlook landscaping and “curb appeal” as an important part of your investment.  In addition back yard landscaping with patios, shade trees and privacy enhance your property and make it stand out when you have a rental competing with others and when you decide to sell.

We have such great weather in which a nice back yard adds an extension of the living area because your tenants will hang out there.

In other words a nicely landscaped property front and back will bring you more income and increase the value of your investment.   This is true for Single Family Homes, Duplexes and even apartment complexes.

Back Yard Landscaping is Important in a Rental – Don’t Overlook It…!

Check out this graphic from the California Association of Realtors.

Back Yard Landscaping is important because some of these people also rent as well.   While this graphic applies to Home Buyers, trust me as a property manager and investor with 35 years of experience, don’t ignore the back yard for your renters.

A back yard with patios and landscaping is a cheap addition to “living space”.   With the great weather we have here, it makes sense to give the people who rent from you more value don’t you think…?

So if you want more money from your rental investment, fix up the back yard and watch how much your tenants appreciate it because they will pay you back with higher rents.

Click here for a picture of the back yard landscaping of a Duplex we manage for an investor that took our advice.    In a few more years the shrubs around this  yard will provide a lot more shade, privacy and of course more value if they ever decide to sell.

That is because they get more rent then other properties like this that do not have this upgrade.
