We Need Jobs In The Sacramento Region – Looks Like More Could Be on The Way…?

Check out this report regarding large office space..!

When I’ve been approached by people curious about the Real Estate market in Folsom, El Dorado Hills and the rest of the Greater Sacramento Region and what they think the future is…. well,  the answer has always been…”depends on the job market”.

If you don’t have good paying jobs, you’re not going to have a flourishing market of homes, apartments and other types of Real Estate.   There’s a nice array of jobs along the “50 corridor” from El Dorado Hills, Folsom and Rancho Cordova… from Hi-tech start ups, Intel and the Rocket Ship factory over at Areojet.   We need more private sector jobs to keep the momentum growing.

While I know the market in Single Family homes and Apartments has been good of late, there’s some mixed news about Office space.   This does affect housing.

Folsom Lake Views and City Lights Included for Free on this one…

Check Out This Home I Was Previewing for a Buyer.

I was up in El Dorado Hills looking at homes and thought I’d share this, because it does have the views… almost a 180 degree view.    It’s got a monster lot to go with it,  but you will need to have the landscaping finished to make it special.    According to the listing agent they have plans already drawn up.   I haven’t seen them, but half the fun on something like this deal is to design something yourself.

While they said they were going to put the MLS Lock Box on it today, when I was there around 12:30 or so, they didn’t have a key in it so I was not able to do a full preview.   That’s why you’re only going to get a video with just an exterior view for now.

But hey… for $850,000 we’re going to through in the Folsom Lake and Sacramento Valley lights for free…!!!

There’s Just Not Much Inventory These Days…!

I don’t care if you are looking for a Single Family Home, a Duplex or even a Small to Medium sized Apartment Complex.

I think it’s called a “feeding frenzy“.    Because, if you ask just about any active Real Estate Broker or Agent in this area, they will all tell you the same thing.  There’s really no inventory to speak of.   And by the way… This is “old” news to those of us in the business.

The Sacramento Bee is finally getting the memo… They came out with a story about investors just a couple of days ago.  Check out their report.

I’m actively working with several investors that have been looking for properties all up and down the ranges.   From a Custom Home in El Dorado Hills to Duplexes in Rancho Cordova.

One more little “anecdotal” story from my own experiences.

Yesterday, a Duplex at 6938-38 Tarocco Way hits the market in Citrus Heights.   Click here for the “pro-forma” cash flow analysis. Incredibly as I predicted,  to a couple of my clients, this place didn’t last long.   The agent wouldn’t tell me what its “pending price” is, but he did say they had 6 offers on it.   Not bad for just “one day” on the market.

By the way… take note on the “pro-forma” that I had the offer price at $200,000 because based upon their income it pencils out pretty nice.    We’ll have to wait and see what the final “sales” price is.
