While Sacramento Duplex Sales seem to be slowing down some it might be just the appreciation only slowing.  There is not much inventory and those Duplexes in good areas get multiple offers even if they are fixers.

Take a peek at the graph below.   Looks like Average Sales Price is coming down some.

Don’t get me wrong there are still great opportunities out there to get into the Sacramento Duplex market. There is still a great shortage of rental inventory and rents will continue to go up because of the demand.
